We first became involved in this project in 2000, when we were asked to survey the existing building with a view to adding two additional floors to the existing structure. After a detailed study of the structure we were able to conclude that the superstructure steel frame would easily support the additional floors.
Then in 2010 we were asked to dust off the previous scheme and, working this time with new architects, develop an upgraded structural design that added three additional floors of office accommodation and also to retain the front facade, maximising the building volume to the limit of the air rights envelope. The built solution incorporates lightweight timber joisted floors, and steel framing using the existing building grid. The existing masonry party walls were built up to provide structural support and stability bracing to the whole structure. Also, to upgrade the robustness of the structure to contemporary building regulation requirements, steel ties were incorporated into the masonry load bearing elements. The striking architectural treatment of the facades has created a landmark building on this busy road in Shoreditch.
