One of a small development of modernist houses built in 2010, and clad in a combination of cast stone and Portland stone. We were asked to survey the property and make recommendations on repairs. Numerous defects were encountered including the absence of movement control joints that had resulted in cracked stones and cracked mortar joints. Also mortar smears were prevalent from inappropriate repairs by the original contractor.
We developed a repair schedule and specification using a range of techniques ranging from hand abrasion to Doff steam cleaning, as well as installing missing movement control joints through the external leaf of stonework by diamond cutting. The works were competitively tendered and successfully completed on time and within budget, and while the owners were still in residence.
